STRATEGIES
This is section is designed to provide you with proven ways to
be successful on the State's mortgage broker licensing.
PREPARATION
Just as knowing how to study helps increase your knowledge of the subject material,
knowing how to take exams helps exams raise your score when tested on this knowledge.
SKILL BUILDING
Success on the exam is NOT a matter of luck.
TAKE CONTROL
If you are nervous about taking the exam, analyze why. Naturally
you will feel like a stranger in that setting, but you can reduce
that nervousness now and on exam day by learning the skills outlined
here that put YOU in control of taking the exam.
DEVELOP A POSITIVE ATTITUDE
Visualize yourself as relaxed. Replace any negative thoughts, such as "I'M not sure"
with "I'm ready".
BUDGET YOUR TIME
Alloted exam time (currently 3 hours) in the Florida State, used wisely. You can not afford
to rush blindly.
YOUR PERSONAL STRATEGY
Because different exam-taking strategies work for different people, some of the strategies in this section may not work for you. Follow those techniques that seem best for YOU. Using YOUR COMMON SENSE throughout is the single best guide.
For Example:
The Term that best describe a survey is:
A. encumbrance
B. lien
C. easment
D. deed restriction
Using a common sense as well as common knowledge, you know answer A and B refer to a title search, answer D refers to a deed, so answer C would be the best deduction and answer. When answering a multi-choise question, your common sense, sound reasoning, personal experience, and known information all come into play.
ORDER OF QUESTIONS:
There is no grouping by specific subject area.
QUESTION TERMINOLOGY
Because only multiple-choice formats are used on the exam, you need to understand that the first part of a question is called the TEM or LEAD-IN. This provides the information needed to determinate the correct answer. The foru possible answers are called CHOICES, ALTERNATIVES, OPTIONS or RESPONSES. One of the four choices will be the correct (or best) answer; the other three will be incorrect answers called DISTRACTORS or THEORIES.
For Example:
A lender charges $500 to adjust the yield on a $50,000 loan at 10%, in addition to origination fee of $250.00. A yield adjustment of 3 points is normally charged by the lender. How many points were charged to the borrower on this loan by the lender?
A. 1
B. 2
C. 5
D. 10
The question deals just with the points charged to the borrower. The ONLY GOOD part is the first section, this one tells you that the lender charged $500 on a $50,000 loan. Therefore, the answer is $500 = 1 point (%) of $50,000.
NEGATIVES AND DOUBLE NEGATIVES:
When you come accross a NEGATIVE in a stem or in a choice, and it is not already underlined, then UNDERLINE the negative word.
THE BEST ANSWER:
The three basic approaches to structuring a stem exam are: (1) find the correct answer, (2) find the incorrect answer, and (3) FIND THE BEST ANSWER.
GUESSING
The LAST RESOURCE... remember there is no penalty, if the answer is wrong this will not be substracted from the right answers. Therefore, be sure to answer all 100 questions. AN EDUCATED GUESSES can make the difference.
